Frequently asked questions
What formula does this calculator use?

The standard fixed-rate amortization formula: M = P × [r(1+r)^n] / [(1+r)^n − 1], where P is the loan principal, r is the monthly interest rate (APR ÷ 12), and n is the total number of monthly payments.

Does this include PMI (private mortgage insurance)?

PMI isn't a separate input, but you can add its monthly cost into the home insurance field to include it in your monthly total. PMI typically applies when your down payment is less than 20%.

Is my financial data sent anywhere?

No. All calculations happen entirely in your browser. Nothing is transmitted, logged, or stored on any server.

Can I model extra principal payments?

Why does interest dominate my early payments?

Interest is charged on the remaining balance each month. Early in the loan your balance is near the full principal, so the interest portion is largest. As the balance drops, the interest shrinks and more of each payment pays down principal.
